Financing Your Project

Planning an addition, remodel, or new build and want to spread the cost? We are not a lender, but several local lenders offer loans built for projects like ours, with draw schedules and inspections that match how construction actually gets paid. Here are some lenders that serve the Nature Coast and Tampa Bay area.

Good to know
Talk to a lender before you finalize a design. A construction or renovation loan is built around the plans and a line-item cost estimate, and we will gladly provide both.

Which loan fits your project?

Building or a major addition
Construction loan
Best when you are building a new home, replacing one, or adding significant square footage. The loan is based on the plans and a line-item cost estimate, and funds are released in draws as work passes inspection.
  • Often converts to a regular mortgage when the build is done
  • Needs plans, a cost estimate, and a licensed builder
  • Typically the right fit for custom homes, large additions, and teardowns
Remodeling a home you own
Home equity or renovation loan
Best when you already own the home and are updating kitchens, baths, or finishes. A home equity line of credit (HELOC) lets you borrow as you go against your equity. A renovation mortgage rolls the project into one loan with your mortgage.
  • HELOC: borrow what you need, when you need it, up to a limit
  • Home equity loan: a lump sum with fixed payments
  • Renovation mortgage: one loan for the home and the work

Not sure which fits? Ask the lender. They will look at your equity, your plans, and your timeline, and we can provide the plans and estimate they ask for.
